Every checkpoint in REAC Photo-Check — the standard area it belongs to, its severity, and its HUD correction window — free to search, no login, no signup. It's the same list (and the same reference) your crew gets inside the app; here it's open to anyone who needs to look a standard up before a walk.
Price a fail the way HUD's published NSPIRE model prices it. Pick a severity and a location, set how many units were inspected, and add the fail — the calculator applies the same deduction table, the same division, and the same 59-point cap explained on the How scoring works page.
One rule the calculator applies for you: the same kind of fail deducts only once per unit (once per building for common areas, once per property outside) — if you add the same checkpoint twice for one unit, HUD counts it once; this quick tool adds what you enter, so enter each distinct fail once per unit. Smoke-alarm and CO defects deduct 0 points under HUD's model — they flag the score (* / +) and stay on a 24-hour clock — so they aren't in the severity list above. Every result is a projected estimate using HUD's published NSPIRE scoring model — not an official HUD score.
The full list your crew works from — 189 checkpoints that apply in every state, plus 5 more that apply in New Jersey only (marked NJ only). Search by what you're looking at — try “smoke”, “GFCI”, “handrail”, “drain” — or filter by mode and severity. Each entry shows the pass/fail guidance the app gives the person standing in front of the item.
Real pass/fail example photos are being added to this reference, checkpoint by checkpoint — the same photo library the in-app reference is built to hold. Until they're in, each entry carries the written pass/fail guidance above, which is what the app's crews work from today.
This reference lists the checkpoints and guidance in REAC Photo-Check, which is mapped to the HUD NSPIRE standards. It is a readiness aid, not an official HUD publication — HUD's standards and scoring notices are the controlling documents.
The same checklist, on your crew's phones — with photos, live scoring, and a manager watching. 15-day free trial, no card required.
