Pre-inspection readiness for HUD-assisted propertiesBuilt by All Building Services LLC

Pass your HUD NSPIRE inspection the first time.

A room-by-room photo checklist mapped to HUD NSPIRE standards and New Jersey N.J.A.C. 5:10 requirements. Your own team walks the property, documents every check with a photo, and gets a scored readiness report — before the inspector arrives.

The cost of failing is real. A failed NSPIRE inspection can mean reinspection fees, last-minute repair scrambles, a damaged score, and rent abatements on assisted units while deficiencies stay open. Most fails are small, visible items — a missing cover plate, a painted sprinkler, a detector that isn't there. REAC Photo-Check is built to catch them early.

How it works

No new inspector to hire. No clipboard. Your super, foreman, or crew uses the checklist on the phone already in their pocket.

  1. Walk & photograph

Your team walks the unit or building section by section. Every checklist item asks for a specific photo — a detector, a latch, a valve, a rail — so nothing is judged from memory.

  2. Score & fix

Each fail is scored by severity with plain-language fix guidance and the NSPIRE correction deadline — Life-Threatening and Severe items rise to the top automatically.

  3. Report & recheck

The manager receives a clean, printable readiness report: score, open fails by severity, photos, and what was fixed on site. Fixed items can be rechecked with an after photo. Save or share the report as a file from the phone — the regional office has it before the crew leaves the parking lot.

What's checked — 187 checkpoints in two modes

An apartment inspection and a building inspection are different jobs. REAC Photo-Check keeps them fully separate — each with its own sections, score, and report.

Mode 1

Apartment unit checks — 119 checks · 10 sections

Entry and egress, living areas, kitchen, bathrooms, bedrooms, detectors and life safety, plumbing, electrical, HVAC, windows, doors, flooring, paint, appliances, and unit condition — including senior and accessible-unit items where they apply.

Mode 2

Building & common areas — 68 checks · 7 sections

Building entry, halls and stairs, laundry and mechanical rooms, elevators, trash areas, exterior, parking, site and grounds — the areas an inspector walks before and after the units.

Built for the way property teams actually work

The manager buys it for a property. The whole team at that property uses it — no per-seat fees, ever. And the work never gets stranded: every check saves itself the moment it's tapped, and a round can pause at quitting time and resume the next day.

Built for how your team actually works

Inspections don't happen at a desk. They happen on ladders, in basements, at quitting time — with a regional manager waiting on the report. So the app is shaped around the day your team actually has:

That's the short version. Take the full tour — every part of the app, explained the way you'd explain it to your own team.

Plus plan

Plus: AI photo verification

On the Plus plan, every photo is also checked by AI against that item's exact NSPIRE rule. The app sends the photo together with the rule for that one item — what must be present, what counts as a fail — and the AI flags what it sees: a missing detector, a painted sprinkler head, a missing cover plate, damage, mold, droppings.

The foreman decides

The AI suggests Pass or Fail with its reason. The foreman confirms or overrides with one tap. His confirmed answer is what goes in the report.

Assistance, never the judge

AI verdicts are a second set of eyes, clearly labeled in the report — never a substitute for the human check.

Visual items only

AI checks what a photo can prove. Hands-on tests — latch strength, water temperature, outlet polarity — stay human, and the app says so.

Simple pricing, per property

One price covers the property and its entire team. Every plan starts with a 30-day free trial — no card required.

Frequently asked questions

Straight answers, in writing.

Is this an official HUD inspection?

No. REAC Photo-Check is a readiness and self-inspection tool that helps your team find and fix deficiencies before an official inspection. It is mapped to HUD NSPIRE standards, but it is not a HUD inspection, does not produce an official REAC score, and is not affiliated with or endorsed by HUD.

Who uses it?

A manager or owner subscribes per property. The people who use it day to day are the property's own team — supers, foremen, maintenance staff, and make-ready crews. Each person signs in on their own phone, and the whole team at that property is included in the one per-property price.

Does it work on computers and phones?

Yes. REAC Photo-Check runs in the browser on phones, tablets, and computers — there is nothing to install from an app store. Start a round on a phone in the basement, review the report on a computer in the office; it's the same account.

How does billing work?

Subscriptions run through Stripe and are fully automatic: sign up online, start the 30-day free trial with no card required, and billing begins on its own when the trial ends. Upgrades to Plus are prorated mid-month, failed cards are retried automatically, and receipts are emailed to you.

Can I cancel?

Anytime, self-serve, from your billing portal — no phone call and no cancellation form. You can also downgrade a property from Plus to Base the same way, and mix plans across properties.

What happens if my crew has to stop mid-inspection?

Nothing is lost. Every check saves itself the moment it's tapped, and a round can be paused and resumed — the next day, or by a different team member — exactly where it stopped. Reports on a round that isn't finished are stamped “In progress,” and they list what hasn't been inspected yet so the follow-up gets scheduled.

What does the AI actually check?

On Plus, each photo is sent to the AI together with the exact NSPIRE rule for that checklist item. The AI suggests a result and gives its reason; the foreman confirms or overrides. The AI only judges what a photo can show — presence, condition, damage. It never replaces hands-on tests.

Your next inspection date is already set.

Be ready for it — property by property, photo by photo.
